Where would we go?

My good friend Toby Barlow just wrote a piece for the NYTimes about the $100 home and the artist communities that are growing in Detroit due to the massively reduced home prices.
Despite lovely architecture, including the Mies Van Der Rohe building that Toby lives in, Detroit is a little cold and unappealing for most of us. Got me thinking, where could the Gays go? Where could we create the perfect vacation destination/permanant gay friendly community. After all, we have a proven history of raising real estate prices in any area.

My best suggestions are: Florida, Arizona, Vegas or even Merced County, CA. Seems there was a lot of building there and a lot of empty lots that could be converted into something interesting.
